Extensive Transaction History on Prime Glasgow Office Building

The Challenge
F&C REIT Asset Management have owned this significant corner office block for approximately 20 years, however, following expiry of a lease to a subsidiary company, they required to comprehensively refurbish the building to provide modern office space. The building, having originally been fully redeveloped behind the listed façade in the early 1990s, was a superb statement building in the CBD of Glasgow, however, it was now becoming obsolescent. C&W were appointed by F&C REIT Asset Management to provide agency advice for the development project.
The Solution
Step 1:
Working alongside the client and design team, C&W provided market led advice on the design and finishes for the building.
Step 2:
During the instruction a marketing campaign was structured to target local, national and international occupiers.
Step 3:
The campaign was particularly high quality and involved the production of a series of marketing initiatives including a detailed building information pack, marketing brochures and a website, as well as the organisation of promotional events.
The Results
206 St. Vincent Street completed in Spring 2008. The building was fully let to a number of corporate occupiers including Smith & Williamson (11,978 sq ft), Sage Ltd. (9,430 sq ft) GVA Grimley (9,430 sq ft), The Co-operative Bank (1,733 sq ft), Scottish Health Innovations (2,841 sq ft) and Handelsbanken AB (1,950 sq ft).
