The Challenge

Henderson Global Investors purchased this significant office block in 2007, however, following expiry of a lease soon after to Scottish Friendly Assurance Society Limited, it required advice to re-let the accommodation. The building was Category B Listed in terms of its façade, reception foyer and common parts, however, three of the rooms contained within the accommodation were also Listed which provided further complication as to how they could be used effectively by a modern office occupier.


The Solution

Step 1:

Working alongside the client and design team, Cushman & Wakefield provided market led advice on the design and finishes for the accommodation.

Step 2:

During the instruction, the marketing campaign was structured to target local, national and international occupiers.

Step 3:

The campaign was cost effective and focussed on the flexibility of the accommodation while also emphasising the character of the available rooms, the high quality specification and the building's prime location.


The Results

The 7th Floor West Suite (6,585 sq ft) was completed in August 2008. Within six months of practical completion, the rooms were fully let to Jacobs Engineering Group Inc.
