The Challenge
Wordie Properties has owned this mid-terraced office building for approximately 15 years however, following expiry of a lease in September 2007, it required to re-market the accommodation to secure a new tenant on agreeable terms. The building, having originally been fully redeveloped behind the Category C Listed façade in the early 1990's, provided modern office accommodation formed around a glazed central atrium with cellular rooms retained to the front of the building overlooking West Regent Street.
The Solution
Step 1:
Working alongside the client and design team, Cushman & Wakefield provided market led advice on the design and finishes for the subject property.
Step 2:
During the instruction, a marketing campaign was structured to target local and national occupiers.
Step 3:
The campaign was cost effective and focussed on the flexibility of the accommodation whilst also emphasizing the character of the available floor, its location close to Sauchiehall Street's retail amenities and high quality specification.
The Results
The 2nd Floor (3,870 sq ft) was completed in April 2008. Within 6 months of the practical completion, the floor was fully let to HLM Architects.
