The Challenge
Cushman & Wakefield was instructed in May 2010 by EY to secure 10,000 - 12,000 sq ft of Grade B office accommodation to be used as call centre space within Glasgow City Centre. The timing for this project was critical due to an impending lease expiry in June 2011 within EY's existing premises.
The Solution
Step 1:
An intensive market search was carried out for all potential properties, which involved considering options within the CBD area.
Step 2:
A shortlist of suitable options meeting EY's criteria was drawn up, C&W worked with the client to ensure the correct options were on the list. Once shortlisted, a cost/quality analysis was carried out and a preferred option identified.
Step 3:
Due to the tight timeframes, we agreed with the Landlord that EY would project manage the Landlord's works (Cat A) and incorporate them into their programme.
The Results
The 4th and Part 3rd Floors (11,690 sq ft) were secured within Pacific House, 70 Wellington Street. In addition, C&W successfully negotiated a structure to include the Landlord's base build works within EY's construction contract. The tight timeframe set by EY was met in full as the lease was concluded on 4 February 2011 enabling all works to be completed in May 2010 meeting the client's deadline in full. C&W satisfied all of EY's requirements.
