The Challenge

Cushman & Wakefield were instructed in April 2010 by the global ship management company, Anglo-Eastern (UK) Limited to secure 20,000 - 25,000 sq ft of modern, open plan office accommodation together with a high degree of car parking in Glasgow. 

The timing for this project was critical due to an impending tenant's break option in May 2011 within their existing premises, which had to be served no later than 30 November 2010.

The Solution

Step 1:

An intensive market search was carried out for all potential properties, which involved considering options both within the CBD and periphery areas of the City.

Step 2:

A shortlist of suitable options meeting Anglo-Eastern's criteria was drawn up, C&W worked with the client to ensure the correct options were on the list. Once shortlisted, a cost/quality analysis was carried out and a preferred option identified.

Step 3:

Negotiations were undertaken with the Landlord's property advisors whilst bearing in mind the important timeframe we were working towards.

The Results

The 2nd & 3rd floors (22,804 sq ft) were secured within the recently completed Moda, 144 Elliot Street. In addition, Cushman & Wakefield also secured signage rights on the building's main elevations for an illuminated Anglo-Eastern sign to be erected. 

The tight timeframe set by Anglo-Eastern was met in full as the lease was concluded by 22 November 2010 meeting the client's deadline in full. Our project management team was separately instructed to undertake the design and fit-out of both floors.

Cushman & Wakefield satisfied all of Anglo-Eastern's requirements.
