The aim was to gain a full understanding of future capital expenditure as part of the integration of a new business acquisition. This included:
End of lease term liability (dilapidations assessments)
Five year planned preventative maintenance strategy
Build a SharePoint site to hold the data and final reports
Step 1: We took full advantage of a SharePoint site to ensure local Siemens asset managers uploaded all documentation which was then accessible by our team of European surveyors who then reviewed the documents to assess liability.
Step 2: Coordination of the project was from London with regular meetings held at the client’s HQ office in the UK. Local country representatives were tasked with coordinating local teams. During this process, the client altered the scope of service to reflect UK portfolio only which still consisted of a considerable portfolio with short delivery timescale.
Step 3: Inspections and preparation of reports and upload to SharePoint site following a QA process.
Our assessment of end of lease term dilapidations liability and ongoing planned preventative maintenance has enabled Siemens Real Estate to strategically plan ahead both cash flow, and repair & maintenance to protect their occupational needs.
