Development of new 110,000 sq ft HQ for Avon Cosmetics Limited

The Challenge

Cushman & Wakefield were initially instructed to carry out a review of the existing facilities and prepare a workplace strategy for potential new facilities for Avon Cosmetics Limited in Northampton.

We were then instructed to explore opportunities for Avon who required a space of approximately 110,000 sq ft. Having reviewed the local options available from developers, C&W negotiated a Development Agreement with a Developer to provide a new building on Avon’s existing site.

We have successfully completed the project management of the entire assignment, including the base build, the tenant fit out works, furniture procurement and installation and the move management process.

The works also included the demolition of existing buildings and site preparation and the provision of temporary facilities for some of their existing staff, during the transition period.

The scheme includes the Category B fit out to the Client’s requirements.


The Solution

With a usual Developer’s offer, the building is fitted out to Shell and Core and Category A and then the tenant carried out the Category B fit out. As C&W was involved throughout the process, a notional Cat A scheme was agreed with the Developer, onto which the Category B works were then incorporated. The entire works were then competitively tendered. Avon had the benefit of this competitive procurement as well as the programme benefits associated with combining the works.


The Results

The construction works were completed on time and within budget in August 2009.
