The Challenge
Cushman & Wakefield was instructed by Danaher to acquire a 10,000 sq ft office and 15,000 sq ft industrial unit to relocate their industrial and office. The new premises were to provide expansion space with an ability to, in future, bring in-house elements of the business which were being outsourced. The brief was to source suitable properties close to their existing facilities as staff retention and wellbeing was important.
The Solution
Step 1:
Following an exhaustive search and review of the operation, Cushman & Wakefield suggested to Danaher that they consider bringing both operations under one roof. By housing all facilities in one building, additional cost savings could be made in terms of staff travel time between the two properties, reduction in staff travel expenses and improved communication between the business. Cushman & Wakefield identified a list of properties throughout the City meeting the agreed criteria.
Step 2:
Cushman & Wakefield assisted in the creation of a shortlist of properties and negotiated the best terms. The preferred property required some improvement works by the Landlord in order to ensure that Danaher received the building in the best condition possible. Cushman & Wakefield negotiated the Landlord's works as part of the deal.
Step 3:
Cushman & Wakefield advised Danaher to consider RSA (Regional Selective Assistance) funding which was secured, providing an additional £250,000 towards creating new staff positions.
The Results
The client was advised on the various options available to them.
Cushman & Wakefield successfully represented Danaher to acquire a 25,000 sq ft unit for the office and industrial elements of the business. The unit is now Danaher's 'European Centre of Excellence'. Separate business lines are now housed together with previously outsourced services now run in-house providing a cost saving. The new facility provides future expansion space for Danaher, a rapidly expanding business.
