The Challenge
Cushman & Wakefield were instructed in January 2009 by EY to secure 20,000 - 25,000 sq ft of new Grade A office space within close proximity to their existing property in Glasgow. Cushman & Wakefield advised the client that due to an impending shortage of Grade A space in the market, they would have to move quickly to secure the best available space. Cushman & Wakefield established that the 7th & 8th Floors (22,700 sq ft) within G1 George Square was their preferred option. The brief to Cushman & Wakefield was to secure the best lease and rental terms possible.
The Solution
Step 1:
Cushman & Wakefield prepared a shortlist of suitable options including a strategy for convincing the market that EY had viable alternative options.
Step 2:
Cushman & Wakefield advised on suitable Request for Proposals, advising the client on the negotiation position available on alternative options.
Step 3:
Cushman & Wakefield advised EY on the selection of the preferred building and negotiated the best deal.
The Results
The client was advised on the best route to secure the space required. Cushman & Wakefield successfully represented EY in negotiating the best deal available by convincing the developer that they were in competition. Cushman & Wakefield satisfied all of EY's requirements.
