C&W results Monsoon £1.7m worth of financial incentive on ProLogis Park, Wellingborough

The Challenge

Cushman & Wakefield were instructed by Monsoon Accessorize to review options tabled by their chosen 3rd party logistics operator (3PL) for a new National Distribution Centre in the Northampton area. The intention was to sign up for a long term agreement with the 3PL on the basis of property that it had sourced.


The Solution

C&W identified that there was some notable omissions from the 3PL schedule of opportunities and identified significant potential financial advantages for Monsoon as a result of proposed structural changes to the transaction.


The Results

Terms were agreed with ProLogis Developments Ltd to acquire their 350,000 sq ft unit on ProLogis Park, Wellingborough that resulted in an additional £1.7m worth of financial incentive to Monsoon without any additional lease commitments than those originally proposed by the 3PL.

The result of C&W’s involvement was more direct control over Key Performance Indicators proposed for the logistics contractor and total control and security over the ideal property.
