The Challenge
L&G was seeking a joint venture partner to participate in this 500,000 sq ft Renzo Piano designed mixed use development. Principally an office scheme (400,000 sq ft), the development also included 80,000 sq ft of residential and 20,000 sq ft of retail/restaurants.
The Solution
Cushman & Wakefield advised MEC on their participation in this 50/50 joint venture. With the residential pre-sold, the focus was on refining the office scheme which included the then largest available office floor-plates in the West End at 43,000 sq ft. Upon completion of the development consultancy phase, Cushman & Wakefield embarked upon a significant marketing campaign during construction of this high profile scheme. The building was launched at completion by Renzo Piano and the Japanese Ambassador to the UK, already with strong interest from office tenants.
The Results
Less than 12 months from the opening launch the entire office scheme was let or under offer. The tenant profile is unsurpassed and includes WPP, NBC Universal and Google.
Success was due to numerous factors which included the “sense of place” created and, enhancements to the office specification.
