The Challenge
Cushman & Wakefield was appointed as development advisers by Park Lane Developments in 2011 on a high profile eight acre site adjoining the M8 motorway at Braehead/Hillington.
The Solution
A market assessment was undertaken and Cushman & Wakefield identified a number of potential occupier requirements for the site.
We provided advice to the client on suitable site layouts and anticipated land values and commenced a targeted marketing campaign.
The Results
Site sales were concluded with Mitchells & Butlers/Toby Carvery restaurant and KFC for a drive-thru. In addition, a leasehold transaction was agreed with Costa Coffee for a new drive-thru.
The price/rents achieved were ahead of client expectations.
Two final plots are presently being marketed with the residue of the site earmarked for residential use.
