The Challenge

Riverside Inverclyde (Property Holdings) Limited is an urban regeneration company (URC) tasked with developing over 4.5 miles of waterfront from Port Glasgow to Greenock. 

Due to the success of the Phase 1 building Clyde View, RI were encouraged to speculatively develop a further office building at Riverside Business Park and started construction of Ben Lomond View in June 2012. The building comprised of a modern two storey office building extending in total to approximately 21,098 sq ft.

Following a formal tender process, Cushman & Wakefield was appointed as sole letting agents to create a marketing campaign and secure occupiers for the building.

The Solution

A pre-let marketing campaign was put in place targeting local, national and international occupiers.

Soon after construction started, we identified IBM UK Limited as having a requirement for new modern office premises within the Inverclyde area.

IBM wanted to alter the Cat A specification to include air-conditioning, whilst also incorporating their Cat B tenants fit out works.

The Results

Within five months of the construction starting, pre-let Heads of Terms were agreed with IBM UK Limited for the whole building.
