The Challenge
Cushman & Wakefield was instructed by Metro Properties to dispose of their freehold interest in the former Makro Cash & Carry store on Bearing Drive, off Steel Park Way in Wolverhampton.
The property extended to 112,464 sq ft on a 6.9 acre site with a specification which included:
- a clear working height of 6.1m
- office accommodation
- 6 dock and 3 level access loading doors
- 40.31m deep yard
- 375 parking spaces
The Solution
The property was vacated by Makro after which Cushman & Wakefield immediately commenced an active marketing campaign which included mailing exercises, press and online advertising. Cushman & Wakefield targeted local occupiers to the site as well as national warehouse and distribution occupiers that the property may suit.
A variety of interest over the course of the marketing period was shown from various purchasers including car dealers and industrial occupiers.
The Results
GTG Training Limited were identified as a potential purchaser of the property. Terms were agreed between GTG and our client. The sale involved changing the planning consent and removing a restrictive covenant.
Our client, Metro Properties, secured an efficient sale of the building at the best possible price.
