The Challenge
To provide strategic advice in relation to Rio Tinto’s prestigious headquarters premises with a view to optimising value of their freehold interest.
The Solution
Step 1
An initial options analysis identified highest value and most deliverable uses for the site, with the recommendation value would be maximised through securing of planning consent.
Step 2
C&W was appointed as Development Manager to manage the process through design development of a 220,000 sq ft scheme including Grade A offices, and 13 luxury apartments within a Grade II* listed structure, to the successful securing of planning consent, taking the majority of property specific decisions on behalf of Rio Tinto plc.
Step 3
Following consent, C&W was retained to advise on the procurement strategy for the appointment of a developer and are currently acting as Development Monitor on every aspect to ensure the developer is delivering to time and cost.
The Results
C&W was able to provide a package of services to assist the client realise maximum value from its freehold interest in prime Mayfair. The instruction also included leasing agency to acquire a new 100,000 sq ft corporate headquarters at Paddington as well as Project Management services to manage the fit out.
