Leasing of Aylesford logistics centre for M&G Investments
Having identified a lease event at an M&G owned 72,427 sq ft facility in Aylesford we established that the existing tenant intended on vacating the premises at expiry. This market intelligence (gathered from our lease tracking database) enabled us to ensure we pitched for the agency instruction and ultimately ended in our successful appointment.
We were subsequently tasked with letting the property with the minimal level of void and best terms achievable in the market.
C&W advised on the appropriate quoting terms / incentive levels to maximise value for the fund while providing advice on refurbishment scope to ensure the unit was market facing. We commissioned an effective marketing campaign to identify all possible requirement opportunities and interrogation of our lease tracker database identified those occupiers that were looking to up or down size.
We identified a new occupier within four months of the property becoming vacant and improved headline rent by £0.30 per sq ft. A ten year lease was secured and M&G is now seeking to realise the value created by selling the investment in the market.
