The Challenge
Cushman & Wakefield was instructed in April 2012 by US based business analytics and software services provider SAS Software to initiate a West of Scotland search for suitable premises for a new global research and development centre to accommodate 220 jobs.
Separately, Cushman & Wakefield was instructed to ensure a safe exit from two existing properties located within East Kilbride and Glasgow City Centre.
The Solution
Following a detailed analysis of the West of Scotland office market, including transport review, amenities, competitors and the availability of grants, Cushman & Wakefield identified a number of options meriting further analysis for premises that could offer a cost effective solution meeting the set parameters.
A shortlist was identified following a detailed financial comparison on both a quantitative and qualitative basis.
The Cushman & Wakefield Project Management team was also appointed to advise on possible fit-out options, space planning, interior design and specific building and M&E issues that might possibly adversely affect SAS's future occupation.
The Results
Following further detailed analysis and discussions with the local inward investment agencies, Requests for Proposals were submitted on 4 premises. Lease terms were subsequently agreed on approximately 20,000 sq ft of offices over the top 1½ floors in Cuprum, Glasgow.
Cushman & Wakefield proceeded to project manage the fit-out of the entire premises within a very strict budget and timeframe.
