The Challenge
Cushman & Wakefield was instructed in February 2014 by Clydesdale Bank Plc to initiate a Glasgow city centre search for 30,000 - 40,000 sq ft to relocate their IT services centre which comprised of 650 jobs. Separately, Cushman & Wakefield was instructed to ensure a safe exit from two existing properties located within Glasgow City Centre.
The Solution
Following a detailed analysis of the Glasgow city centre office market, we concluded there was a severe lack of available Grade B space with large floorplates. Cushman & Wakefield identified a list of options meriting further analysis that could offer a cost effective solution meeting the set parameters. A shortlist was identified following a detailed financial comparison on both a quantitative and qualitative basis.
The Cushman & Wakefield Project Management team were also appointed to advise on possible fit-out options, space planning, interior design and specific building and M&E issues that might possibly adversely affect Clydesdale Bank's future occupation.
The Results
Lease terms were subsequently agreed on approximately 31,000 sq ft of offices over the entire 5th Floor at Granite House, 31 Stockwell Street, Glasgow.
Cushman & Wakefield proceeded to project manage the fit-out of the entire premises within a very strict budget and timeframe.
The Cushman & Wakefield Project Management team advised on the negotiation of terminal dilapidations within the banks two existing properties following vacation.
