The Challenge

  • Cushman & Wakefield were instructed to dispose of a 13 unit multi let industrial estate to the South of Guildford, on behalf of Aviva Investors
  • The property was well let to 11 tenants on 12 leases, with only one unit vacant. Despite this Cranleigh is not considered a prime industrial location

The Solution

  • Due to market perception of Cranleigh as a non-prime industrial location, we initially exercised a controlled marketing campaign, targeting agents who we considered would act for clients with requirements of this nature
  • We also targeted investors directly, including Private investors and Family Trusts to whom we felt this lot size and yield profile would appeal
  • Throughout marketing, our campaign highlighted the excellent tenant retention story and rental growth prospects at the estate, which helped to maximise interest levels.

The Results

  • By conducting an initial targeted marketing campaign, Cushman & Wakefield were able to demonstrate the attractiveness of the investment and create competitive tension. This resulted in over five bids being received from a mix of Private Investors, Family Trusts and a Fund.
  • We achieved a capital receipt significantly in excess of the quoting price, which exceeded the client’s expectations
