The Challenge

Sampension KP International A/S, a Danish pension fund, owns a portfolio of investment properties, including Heathrow Approach. Built in 2000 and adjacent to the M4, Heathrow Approach is an 83,000 sq ft office building. Following the previous tenant vacating the building in March 2014, Cushman & Wakefield were instructed to prepare a detailed feasibility study on the refurbishment options thereafter undertaking a major refurbishment scheme.


The Solution

The project commenced on site in April 2015 and Practical Completion was achieved in December 2015.

The 35 week programme included complete internal refurbishment works, major exterior works to enhance the façade and a re-design of the external landscaping. The interior of the building was stripped out and services, such as lighting and the air conditioning system were replaced in their entirety. Externally, the building has received a new look with an over-clad of the brick piers with a zinc grey cladding.

The extensive grounds of the building were transformed with a new landscaping scheme including new external paving, roads, planting, benches and lighting. The building also now benefits from a roof top terrace, decking and seating to a pond area as well as 28 newly planted trees. 


The Results

The building has been completed to a Grade A standard and achieved an EPC rating of ‘B’ and a BREEAM rating of ‘Very Good’ has been targeted.

The entrance façade received a dynamic, contemporary look with the extension of one of the piers to create a striking cantilevered fin. Lighting of this fin provides the locale with a new landmark and prospective tenants with an innovative branding opportunity.

The building was well received by the market with lots of positive feedback on the reception, specification and the cross branding.
