The Challenge

The C&W Hospitality Valuation team was appointed to undertake a loan security valuation of 23 regional UK hotels which form part of a larger portfolio operated by Amaris Hospitality.

Amaris Hospitality, is a dedicated hotel group owned by Lone Star and currently comprises 89 hotels from four separate portfolios acquired over the last two years. Prior to recent sales, the portfolio included 29 Jurys Inn hotels, 21 Mercure hotels, 17 Hotel Collection hotels, 3 Hilton hotels and 19 Thistle hotels.


The Solution

Step 1 - for each property, the team performed a comprehensive assessment of all relevant documentation including the historic performance, the management/franchise agreements and the hotel market.

Step 2 - the team inspected all properties in the portfolio to assess the quality of the accommodation and the condition of the properties. During the site visit, the team met with the Hotel General Manager to discuss the historic performance, the forecast and the competitive market.

Step 3 – the team used the collected information to estimate a 10-year discount cash flow and complete the portfolio valuation report.


The Results

C&W Hospitality team delivered the portfolio valuation report in a timely and detailed manner. The valuation included 23 hotels from the Thistle CIT and Hotel Collection portfolios, located from the south coast of England to Scotland.
