Coming off the back of a surprisingly strong 2017, leasing performance in Q1 2018 gave cause for a degree of cautious optimism for the rest of the year. 

The leasing market started the year positively, with 2.65 million sq ft transacted across Central London. This was 6% above the five-year Q1 average volume. Occupiers continued to commit to large units, albeit deals continue to take longer to complete in the current climate.The remainder of 2018 will likely see more positive leasing activity.

Supply will remain relatively constrained given that a significant proportion of the future pipeline is either already let or under offer. Overall, we anticipate that there will be a marginal uplift in vacancy over the next 12 -24 months.
